University District’s West Campus Development Trust and Brookfield Residential Announce More Unique, Innovative Housing Option
West Campus Development Trust (the Trust) and Calgary-based developer and homebuilder Brookfield Residential announce a new real estate concept to the University District community — single level residences as part of its new Capella project. Drawing from Brookfield Residential’s successful North American real estate expertise and its southern California portfolio in particular, these single level residences combine the spacious layout and flow of a single-level home with the appeal of condo life in semi-private, intimate manner.
Capella is comprised of eight buildings in total, a single condo building offering 1- and 2- bedroom homes and seven, smaller buildings of single level residences offering two and three-bedroom options. The single level residences will only have two to three homes per floor with a maximum of eight residences in each building all with access to a semi private elevator. In addition to private, attached garages, the single level residences will offer more generous square footage and open layouts while the apartment condos will be urban by design and mindful of efficiently using living space.
Designed by Canadian architecture and interior design firm McKinley Burkhart, Capella reflects University District’s people-first philosophy that addresses emerging homebuyer preferences and answers the need for diverse multi-family housing in an urban community. Not only does the Capella project present innovative living options, it is ideally located near University District’s newly opened 2-acre north park and pond. Capella residents will be steps from pathways to and from all community amenities.

The apartment condominiums will feature 1- or 2-bedroom plans at 550 to 1000 square feet, while the expansive single level residence plans include 2- and 3-bedroom layouts from 1300 to 2000 square feet, including penthouse homes. The design includes a landscaped courtyard cabana, a breezeway, enhanced outdoor features, and fitness studio, all with lock-and-leave convenience. Prices will start in the high $200’s for the modern condos and the high $600’s for the single level residences.
Aligning with the Trust’s sustainability focus, Brookfield Residential has worked with LEED-accredited professionals to design Capella for required Built Green Gold certification.
The Capella show suite at U/D’s Discovery Centre opens to the public this fall in October of 2018.
