University of Calgary Properties Group Ltd. is looking for a Real Estate Analyst who will be responsible for supporting the strategic and business planning and financial analysis and management of UCPG’s portfolio of real estate land and properties. This role supports the Executive Leadership Team in ensuring the optimal performance of UCPG assets and maximizing profitability, while ensuring positive KPI outcomes.


UCPG is an independent real estate development company created by the University of Calgary to lead the planning and development of University land projects including two of Calgary’s most exciting inner-city sites, University District (U/D) and University Innovation Quarter (UIQ). The Real Estate Analyst is responsible for financial analysis and management to maximize the value of the portfolio over time while maintaining an acceptable level of risk. This role will also support UCPG’s strategic and business planning process.

The role will require the individual to have proven experience in real estate financial analysis. Primary responsibilities include:

  • Propose and recommend valuation metrics to Executive Leadership Team (e.g., growth curves, sensitivity analysis, inflation trends, discount rates, and lease-up assumptions)
  • Prepare and present financial reports to ELT and other stakeholders, summarizing key findings, and recommending strategic actions.
  • Work cohesively with cross-functional teams, including development, leasing, construction, operations and external legal to ensure cohesive and integrated financial strategies.
  • Support real estate transactions.
  • Support the annual business planning process as required.
  • Track projected vs. actual project metrics for University District and University Innovation Quarters to support the Director of Development’s work program.
  • Support and manage conveyancing system and records for University District as required.
  • Conduct thorough market research/initiatives in areas of residential, office and retail markets including overall market trends in Calgary and the NW from absorption, pricing, vacancy to competing developments.
  • Collaborate with ELT on board reporting materials on a quarterly basis including but not limited to a tracking sheet of University District sales and the project’s market share in the Calgary market.
  • Conduct research in special projects as requested. Research can include but not limited to the following:
    • Housing Affordability.
    • Sustainability Trends.
    • Slope Adaptive Housing.
    • Sustainability Report/Initiatives, including overseeing LEED-ND implementation.
    • Micro Transit.
  • Support UCPG’s procurement process specifically RFPs related to the land sales work program and with drafting of the associated documents.
  • Maintain accurate reporting and records related to land transactions and properties within UCPG’s portfolio.
  • Identify and mitigate potential risks associated with real estate management.
  • Create financial models for planning, budgeting, and forecasting.
  • Conduct sensitivity and scenario analysis to provide insight and recommendations for critical business decisions.
  • Track insurance coverage for land transactions (from sale of land through conveyancing) and address risk/safety concerns.
  • Other duties and projects as assigned in supporting UCPG.


  • Minimum of three (3) years of proven experience in real estate financial analysis.
  • Bachelor’s degree in business/commerce with a focus on Real Estate, Finance, or a related field is preferred.
  • Knowledge of local real estate laws and regulations
  • Financial acumen and budget management skills.
  • Proficiency in Excel, including advanced functions and data analysis techniques, is an asset.
  • Experience working in Yardi is an asset.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to work independently and make sound decisions.
  • Resourceful with excellent attention to detail, a high regard for accuracy, and the ability to provide high quality outputs.
  • Strong analytical skills and experience.
  • Strong organizational and time management skills with the ability to prioritize work effectively to meet tight deadlines and adapt to changing workload demands.
  • Positive and collaborative with the ability to work effectively with a diverse group of internal and external stakeholders.
