University of Calgary Properties Group Ltd. (UCPG) is looking for a full time Building Operator who will be responsible for all of the day-to-day activities related to the operations of the retail and office properties within the UCPG portfolio. Reporting to the Operations Manager, the Building Operator will play a key role in the operations and maintenance as it relates to University District and University Innovation Quarter projects and will be responsible to uphold the quality standards of the University of Calgary Properties Group Ltd.

JOB SUMMARY

We are looking for an enthusiastic individual that will be responsible for operational and technical support, repairs, maintenance and installations of climate control along with other mechanical & electrical systems within a building.  The Building Operator may be a sole operator of a building of large size and level of complexity as it relates to building systems and tenant demands.

The primary objective of the Building Operator is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. This is a full-time position with some evenings and weekends, and participation in the on-call rotation is required.

JOB QUALIFICATIONS

What you will do

  • Deliver exceptional customer service to internal and external customers.
  • Respond quickly and effectively to all tenant and management requests.
  • Promote a positive work environment and culture for all employees.
  • Respond to tenants’ concerns, received via the Tenant Portal, regarding their premises such as HVAC, plumbing, lighting etc. in an acceptable time frame.
  • Perform daily building mechanical area rounds, checks and logs.
  • Conduct daily interior and exterior inspections for damage, quality improvement, and perform or arrange for repairs.
  • Be familiar with all aspects of physical building operations and complete assigned Preventative Maintenance tasks weekly.
  • Update Yardi PM program as work is completed.
  • Monitor Building Automation System (BAS) and respond to any alarms, initiate corrective actions and update management. Review and complete BAS updates and implement changes as required.
  • Make ssuggestions, recommendations, and implementation of improvements, alterations, upgrade, or replacement equipment or systems integral with the buildings.
  • Write SOP’s for new and existing equipment, or as requested by the Operations Manager.
  • Participate in safety programs and training, ensuring compliance with all H&S safety policies and programs.
  • Create incident reports and records keeping.
  • Complete risk and hazard assessments of existing and new tasks and equipment.
  • Provide feedback on annual operations budget.
  • Gather quotes and request purchase orders for work to be performed.
  • Coordinate and/or complete minor repairs.
  • Monitor construction areas and report concerns to the construction team.
  • Prepare vacant tenant spaces for prospective tenants.
  • Requisition materials and supplies required for daily, weekly and monthly maintenance.
  • Must be available for on-call shifts as coordinated and scheduled with team.
  • Other assigned duties.

Technical Qualifications

  • Minimum of 5 years experience as a building operator, preferably in a commercial/retail environment.Previous experience working in lab or medical facilities would be an asset.
  • Current 4th class ABSA certification.
  • Experience with Siemens Building Automation Systems or similar system.
  • Ability to read blueprints and single line diagrams.
  • Working knowledge of Occupational Health and Safety Act
  • Troubleshooting skills for HVAC, plumbing and building envelope.
  • Valid class 5 driver’s license.
  • Excellent verbal and written communication skills.
  • Strong work ethic, critical thinking, interpersonal skills, and attention to detail.
  • Knowledge of local codes and regulations.
  • Experience working with Yardi PM System is an asset.
  • Intermediate level skills in Microsoft Office.
  • Knowledge of fume hood operation and reverse osmosis water systems would be beneficial.
